Chesterfield Planning Commission Greenlights New Hotel and Settlement for "The Wedge"
CHESTERFIELD, MO – The Chesterfield Planning Commission moved forward on two major development projects during its April 28, 2025, meeting, approving a new luxury hotel near Gateway Studios and a long-awaited resolution to a years-long legal dispute over "The Wedge" property.
The meeting, led by Chair Guy Tilman and attended by Mayor Dan Hurt, saw a swift but significant series of approvals that will reshape the city’s commercial landscape.
A New "Marriott AC-Style" Hotel for Gumbo Flats
In a unanimous 9-0 vote, the Commission approved an ordinance amendment for Gumbo Flats, a 77.8-acre tract on North Outer 40 Road. The amendment adds "Hotel" as a permitted use for the site, clearing the way for a 127-room, four-story luxury development.
George Stock of Stock & Associates Engineers, representing Gumbo Properties LLC, noted that the project is closely affiliated with the nearby Gateway Studios campus—a massive production facility that officially opened its first phase in early 2025.
"Their focus and needs are centered around a hotel," Stock told the Commission.
The new hotel is expected to mirror the "high-end" aesthetic of the Marriott AC brand and will complement "The Lodge," a separate three-story building already planned for the subdivision. While Commissioner Gail Choate raised questions regarding parking shared between adjacent lots, Stock assured the Commission that the final Site Development Plan would strictly adhere to city ordinances.
"The Wedge" Settlement: Gas Station Redevelopment Moves Forward
The Commission also approved modifications to "The Wedge," a 5.04-acre site at the intersection of Olive Street Road and Chesterfield Airport Road. The approval marks a major milestone in resolving a lawsuit that dates back to 2017.
The modifications involve a significant overhaul of the site’s traffic and design requirements, which were previously stalled due to jurisdictional disputes with St. Louis County over roadway safety. Key changes include:
Access: Removal of the requirement for a barrier median on Chesterfield Airport Road and the allowance of left-turn movements out of the eastern access point.Infrastructure: The existing gas station will be demolished to make way for a modern station and a new multi-tenant building.Landscape Review: The Commission added a condition that city staff work with the applicant, Energy Marketing 709 LLC, to refine the landscape plan, specifically addressing a shortage of street trees.
Additional Approvals and Farewells
The Commission also approved several smaller projects via its Site Plan Committee, including Circle K (15530 Olive Blvd) receiving a new sign package featuring an electronic message center, Billy G’s (Dierbergs Marketplace) getting a specialty architectural lighting package, and the Long Road Lipton Parcel receiving approvals for both a 20-acre industrial concept plan and a new 17,000-square-foot medical office building on Lot 8.
The meeting concluded on a sentimental note as Chair Tilman thanked Commissioner Walter Bilgram for his service, marking his final meeting with the Commission.
